Otten Johnson was hired by IKEA to support the Swedish home furnishings company's process for evaluating the prospect of -- and eventually -- developing a Denver, Colorado-area store. Otten Johnson's collaborative efforts helped lay the groundwork for the largest single user retail project in the region in recent history. The firm served as local counsel to IKEA for acquisition and due diligence of the real estate purchase, for review and execution of a development agreement with the City of Centennial, for the successful processing of the project’s zoning, platting and related land use approvals, and for various site development issues prior to and during construction. The 415,000- square-foot IKEA Centennial opened for business in July of 2011 and boasts an impressive sustainability rating including a geothermal energy system and the largest single-use commercial rooftop solar project in Colorado.
