Bob Fisher has four decades of experience in a broad spectrum of real estate transactional, development and land use matters in the Denver metropolitan area and throughout Colorado, including many of Colorado’s mountain resort communities, as well as other jurisdictions. Bob has represented clients in purchase and sales, construction contracts, development ground leases, retail and office leases, and other aspects of a transactional practice. He has also worked with both borrowers and lenders throughout the lending cycle, involving both institutional  mortgage markets and private financings, and including the disposition of financially troubled assets.

In his transactional and financing practice, Bob works across a wide range of asset types, including hotel, retail and other commercial, residential, mixed-use and manufactured housing properties. His clients have included private developers, government entities, retailers,  hotel and resort operators, and medical providers. His experience encompasses projects across the Front Range and in mountain communities, including involvement in the development of university campuses, medical complexes, retail and entertainment centers and facilities, and resort properties.

Bob advises clients and provides services on a wide range of development matters—from the implementation of condominiums and planned communities, to the negotiation of public/private development agreements, to the formulation of project-specific zoning and  other aspects of structuring  land use entitlements, to  the use of  special district financing in connection with development projects. He has significant experience with assets having a special purpose or offering historical characteristics,  including the  representation of  a mortgage lender in financing one of Denver’s landmark hotels, a prominent retail developer in the acquisition and entitling of a mixed-use historic center in Denver’s Lower Downtown area, and a governmental entity in the development processes for a professional sports arena.

  • Representation of mortgage lender in financing for the Brown Palace Hotel, in Denver, Colorado
  • Acquisition of Historic Market Center, a mixed-use project in Lower Downtown (LoDo), Denver, Colorado
  • Acquisition, financing, and re-sale of the historic Larimer Square mixed-use project, Denver, Colorado, including the establishment of the first codified transferable development rights (TDRs) in Denver
  • Preparation, negotiation and completion of development ground lease with the University of Colorado for the on-campus Advanced Technologies research facility, Boulder, Colorado
  • Acquisition of a five-star hotel in Vail, Colorado
  • Representation of a master developer in 600+ acre mixed-use project in the Gateway area of Denver, Colorado, including the establishment of Denver Zoning Code provisions for transferable impact fee credits and planned unit development (PUD) zoning with developer-controlled density allocations
  • Representation of the owner in connection with the sale, seller-carried financing and loan restructuring for 2000+ acre farm on Colorado’s eastern plains
  • Acted as special counsel for the City and County of Denver in connection with the development, securitized financing and sale of Pepsi Center, home of the Denver Nuggets and Colorado Avalanche
  • Acquisition of development site for new hospital/medical campus in the Denver metropolitan area
  • Preparation and negotiation of development agreements with the City and County of Denver and the City of Aurora for the Green Valley Ranch master planned community
  • Counsel to the developer for various aspects of the development of mixed-use condominium/hotel resort, multifamily residential and commercial projects, in Vail, Colorado
  • Representation of the lender in deed-in-lieu transaction for a car dealership facility, in Englewood, Colorado, structuring of the liquidation process, and subsequent sale of real property assets to the new owner
  • Representation of the developer in the acquisition, municipal financing and site development for a Cabela’s-anchored retail center
  • Representation of the purchaser and private lender in the acquisition of a 1,000-site manufactured home community and financing of a related private water utility supplier
